Closing Day

● Congratulations Are Near: If you’ve reached this stage, congratulations are in order! However, there are still a few loose ends to tie up before the celebration begins.

Final Walk-Through Inspection

● Verify the Property: The final inspection is typically conducted a day before or on the day of closing. During this visit, you will verify that everything is in working order, that the property is in the same condition as your last viewing, and that no extra items have been left behind. Ensure that everything included in your purchase is still present.

Home Services and Utilities

● Activation Information: I will provide you with a list of useful numbers for activating home services and utilities after closing, ensuring a smooth transition into your new home.

Be Prepared

● Handling Unforeseen Issues: We are here to assist you with any unforeseen glitches that may arise during this final stage. Whether something at the property breaks down or a minor detail needs attention, you can rest assured that we have encountered these issues before and know how to handle them efficiently and stress-free.

Closing

● Settlement Statement: The closing agent will provide all parties with a settlement statement summarizing the financial transactions involved in the process. You, the seller(s), and the closing agent will sign this statement to certify its accuracy. If you are obtaining financing, you will also need to sign all relevant documentation required by the lending institution.

● Arrangements for Closing: If you cannot attend the scheduled closing, arrangements can be made depending on the circumstances and the notice we receive. If you are bringing funds to the transaction, you can choose to wire the funds electronically into the closing agent’s escrow account or bring a certified bank check for the amount specified on the settlement statement.

● Receiving Keys and Information: The seller should arrange to provide all property keys and any other important information at the closing, ensuring you receive everything you need at this time.
